In February 2025, Pune's real estate market showed some good signs even though not many more homes were sold. There were 19,012 properties registered, which is a 1% increase compared to last year. The money collected from stamp duty, which is a tax on buying homes, went up by 7.6% to ₹712 crore.
People are changing what they want when buying homes. More buyers are looking for expensive houses and bigger spaces. Homes that cost more than ₹1 crore now make up 16% of all sales, up from 14% last year. Also, homes that are bigger than 800 square feet are 32% of all sales, which is more than the 24% from last year.
Most home sales are happening in Central Pune. In February 2025, this area made up 76% of all home sales. This is a little less than last year, but it shows that people still really like living in central places.
The increase in stamp duty money from ₹662 crore to ₹712 crore shows that people are buying better and more expensive homes. This means that buyers are now looking for quality and space rather than just cheap homes.
These changes tell us that Pune's real estate market is becoming stronger and more mature, focusing on good choices when buying homes.
